2. Our Role: Lead Generation Service
The Site is a lead-generation service that connects consumers and real estate investors who submit inquiries with one or more participating hard money lenders who may be able to provide financing. We do not make loans, extend credit, take loan applications, issue loan commitments, set rates or terms, or make any credit decisions. All credit decisions, including approval, pricing, documentation, and funding, are made solely by the participating lender.
3. No Offer or Solicitation
Nothing on the Site constitutes an offer, commitment, or solicitation to lend, refinance, or extend credit. Any information on the Site about loan types, amounts, terms, or timelines is illustrative of programs that may be available through participating lenders and is subject to borrower and property qualification, underwriting, and the terms offered by the participating lender. Rates, terms, and availability vary by lender and are subject to change without notice.
4. Eligibility
You represent and warrant that:
- You are at least 18 years old and legally capable of entering into these Terms.
- The information you submit through the Site is true, accurate, current, and complete.
- You are submitting inquiries on your own behalf or with proper authorization from the borrower.
5. Your Consent to Be Contacted
By checking the consent box and submitting an inquiry, you provide your prior express written consent for one or more participating lenders to contact you at the phone number and email address you provided, including by autodialer, prerecorded or artificial voice, SMS/text message, and email, regarding your financing inquiry. You understand your information will be shared with one or more participating lenders who may contact you. Consent is not a condition of receiving any services or obtaining a loan. Message and data rates may apply. Message frequency varies. You can opt out at any time by replying STOP to any text or by calling 813-435-5796. A current list of participating lenders is available upon request.
6. Equal Opportunity
Hard Money Loans of Tampa connects borrowers with lenders who are Equal Opportunity Lenders. Participating lenders do not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, marital status, or age.
7. Acceptable Use
You agree not to:
- Use the Site for any unlawful purpose or in violation of these Terms.
- Submit false, misleading, or third-party information without authorization.
- Interfere with, disrupt, or attempt to gain unauthorized access to the Site or its systems.
- Use automated means to scrape, harvest, or collect information from the Site.
- Use the Site to transmit malware, spam, or otherwise harmful content.

THE SITE AND ALL CONTENT ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, OR AVAILABILITY. WE DO NOT WARRANT THAT YOU WILL BE MATCHED WITH A PARTICIPATING LENDER OR THAT ANY LOAN WILL BE OFFERED, APPROVED, OR FUNDED.
11. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEAD SKILLS, LLC AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, PUNITIVE, OR EXEMPLARY DAMAGES, OR FOR ANY LOSS OF PROFITS, REVENUE, DATA, OR GOODWILL, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR AGGREGATE LIABILITY FOR ANY CLAIM ARISING OUT OF THESE TERMS OR THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).
12. Indemnification
You agree to indemnify and hold harmless Lead Skills, LLC and its affiliates from and against any claims, damages, liabilities, losses, costs, and expenses (including reasonable attorneys’ fees) arising out of or related to: (a) your use of the Site; (b) your breach of these Terms; (c) information you submit through the Site; or (d) your violation of any law or third-party right.
13. Governing Law
These Terms and any dispute arising out of or related to them or the Site are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. Venue for any dispute will lie exclusively in the state or federal courts located in Hillsborough County, Florida, and you consent to personal jurisdiction there.

We may revise these Terms from time to time. When we do, we will update the “Last updated” date above. Material changes will take effect upon posting unless we indicate otherwise. Your continued use of the Site after changes take effect constitutes acceptance of the revised Terms.
