1. Introduction

Hard Money Loans of Tampa (the “Site”) is a lead-generation service operated by Lead Skills, LLC (“we,” “us,” or “our”). We connect consumers and real estate investors who submit inquiries through the Site with one or more participating hard money lenders who may be able to provide financing. Hard Money Loans of Tampa is not a lender and does not make credit decisions, set rates, or originate loans.

Because the Site facilitates financial-product inquiries, we handle information in accordance with the Gramm-Leach-Bliley Act (GLBA) and its implementing regulations, including the Privacy Rule (Regulation P) and the Safeguards Rule. This Privacy Policy explains what information we collect, how we use it, with whom we share it, your choices, and how we protect it.

2. Information We Collect

We collect the following categories of information when you interact with the Site:

  • Identifiers: name, email address, phone number, and mailing or property address.
  • Property and investment information: property type, location, purchase or refinance scenario, project timeline, exit strategy, and other details you provide about your financing need.
  • Financial information: self-reported figures you choose to share in the inquiry form, such as estimated loan amount, credit profile narrative, or investment history. We do not request full Social Security numbers or bank account credentials through the Site.
  • Usage data: IP address, browser type, device identifiers, referring URL, pages viewed, and interactions with the Site collected through cookies, pixels, and similar technologies.
  • Communication records: records of calls, text messages, emails, form submissions, and consent timestamps (including TCPA consent).

3. How We Use Your Information

We use the information we collect to:

  • Route your inquiry to one or more participating lenders who may contact you about financing.
  • Communicate with you about your inquiry, respond to questions, and provide customer support.
  • Operate, maintain, and improve the Site, including analytics and fraud prevention.
  • Comply with applicable legal, regulatory, and recordkeeping obligations.
  • Document consent, including TCPA consent to be contacted by autodialer, prerecorded voice, SMS, and email.

4. How We Share Your Information (GLBA Disclosure)

We may share your nonpublic personal information in the following circumstances, consistent with GLBA and this Policy:

  • Participating lenders: When you submit an inquiry, we share the information you provided with one or more participating hard money lenders and their authorized representatives so they can evaluate your request and contact you about financing options. A current list of participating lenders is available upon request.
  • Service providers: We share information with vendors that support our operations, such as hosting, analytics, CRM, email delivery, SMS delivery, fraud prevention, and customer service. Service providers are contractually restricted to using the information only to perform services for us.
  • Legal and safety: We may disclose information to comply with law, a subpoena, court order, or other legal process; to enforce our Terms; to protect our rights, property, or safety, or the rights, property, or safety of others; or to detect, prevent, or investigate fraud or security incidents.
  • Business transfers: If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information may be transferred as part of that transaction subject to customary confidentiality protections.

We do not sell your personal information.

5. Your Right to Limit Sharing

Submitting an inquiry through the Site constitutes your authorization for us to share the information you provided with participating lenders and service providers for the purpose of responding to your financing inquiry. If you do not want your information shared with participating lenders, do not submit an inquiry.

After submission, you may request that we stop further sharing of your information with new participating lenders by contacting us using the information in the “Contact” section below. Please note that we cannot recall information that has already been shared with a participating lender. Lenders that have received your information will handle it under their own privacy policies.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain an information security program that includes administrative, technical, and physical safeguards reasonably designed to protect the confidentiality, integrity, and availability of nonpublic personal information. Our program includes access controls, encryption of data in transit, vendor oversight, employee training, incident response procedures, and periodic risk assessments. No method of transmission or storage is completely secure, but we work to maintain protections commensurate with the sensitivity of the information we handle.

7. Your Choices

  • Access and correction: You may request to review or correct the information we hold about you by contacting us using the details below.
  • Deletion: You may request deletion of information we hold about you, subject to recordkeeping obligations and legitimate business needs.
  • SMS opt-out: You can stop SMS or text messages at any time by replying STOP to any message.
  • Phone opt-out: You can ask any caller to place you on their internal do-not-call list during the call, or contact us directly at 813-435-5796.
  • Email opt-out: You can unsubscribe from marketing emails using the link at the bottom of any email or by emailing [email protected].

8. Children’s Privacy

The Site is intended for adults age 18 and older and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If we learn we have collected information from a child under 13, we will delete it.

9. Changes to This Policy

We may update this Privacy Policy from time to time. If we make material changes, we will update the “Last updated” date above and, where appropriate, provide additional notice. Your continued use of the Site after changes take effect indicates your acceptance of the updated Policy.
